Xinaps Financial Simulator™ plug-in helps you set your construction costs based on your latest Revit model. Add running costs and rental fees, and the plug-in automatically calculates the Net Present Value of the building, by defining annual cashflows over its occupancy time.

  • To set construction costs, you can set up a price list based on building elemental standards, such as BCIS and NL-SfB. The Amount of the building elements set in the tool is automatically linked to you Revit model, including design options, construction phases, and linked Revit models. Read more >>
  • For the cashflow analysis, to set the running costs and rental fees, the plug-in uses the floor area of all defined rooms in the model. If you want to define different cost indices per room type, you can use the room instance property occupancy. All floor areas of the rooms used in the cost input tables for building costs, exploitation costs, and rental fees are automatically grouped by occupancy type. Read more >>

Required: rooms

To be able to set up the running costs and the rental fees, the plug-in uses the floor area of all defined rooms in the model. Without rooms the plug-in cannot define floor areas needed to calculate the net present value.
No rooms defined in the model yet? Since Autodesk Revit 2015 
you can place rooms automatically per floor level, with just one click on the button.

 

Room occupancy

If you want to define different cost indices per room type, you can use the room instance property occupancy. All floor areas of the rooms used in the cost input tables for building costs, exploitation costs, and rental fees are automatically grouped by occupancy type. For example: you have two rooms with occupancy type “office”, each having 30 m² of floor area. The input table in the Xinaps Financial plug-in will show “office” with 60 m².

 

 

Project Units

The Xinaps Financial plug-in simply reads and shows the following units from Revit, including decimal symbol and digit groupingYou can change these project units in Revit.

  • Common – Area
  • Common – Length
  • Common – Currency

Room parameters

After applying the values in the Xinaps Financial plug-in, the following room instance parameters are automatically saved in the model. These parameters are automatically added in a project after using the Xinaps Financial plug-in.

  • Running costs as currency per area.
  • Rental fees as currency per area.

You can also change each instance value of these financial parameters of each room in the model itself. When you open the Xinaps Financial plug-in again, the room parameters are getting listed per occupancy type again. When you change just one value for one room, the Xinaps Financial plug-in averages the price per area per occupancy type.

 

Project properties

After applying the values in the Xinaps Financial plug-in, the following project instance properties are automatically saved in the model. These parameters are automatically added in a project after using the Xinaps Financial plug-in.

  • Net present value
  • Discount rate
  • Construction Period
  • Operating Period
  • Residual Value


Changing these values in the model will not change the values in the plug-in. The project instance properties are going to be updated once the Xinaps Financial plug-in is used.
